REEP (Real Estate Equity Partners) was founded in 2012 by Founders Jacob and Arleen Garza. Our firm is focused on acquiring under-performing, income-producing, multifamily investment opportunities in Texas.
Headquartered in San Antonio, Texas, REEP Equity is vertically integrated with our sister company REEP Residential. Together we focus on the multifamily sector and pledge incomparable commitment and service to both our residents and our investors.
Since 2012 REEP Equity has bought, sold, and managed over 5,500 units, taking 9 properties full cycle. The current portfolio of twenty-three properties totals 4,171 units, worth over $714M+.

REEP Residential
REEP Residential started in 2017 with the goal of further improving the REEP property strategy through the benefits of vertical integration. Our Vertical Integration extends well beyond just managing a property. Our management team is involved every step of the way. Beginning prior to even being under contract and throughout the time we own the property, we work together through every step of the business plan. Through this strategy, we are able to quickly execute the business plan and improve the property for our investors and our tenants from day one.

As a founder of REEP Equity, which she co-founded in 2012, Arleen Garza serves as the primary decision maker on acquisitions and company growth strategy. In 2017, she co-founded a real estate management company that currently manages properties in San Antonio, Houston, and Austin. Her goal is to maximize investor returns by sourcing acquisitions in target markets that allow value add and management improvements that will increase profits and generate appreciation for the properties under the REEP ownership umbrella.
Background and Experience
Prior to establishing the real estate business, Mrs. Garza served in various key roles in the financial services industry, achieving the title of Senior Vice President. She served as National Hispanic Marketing Manager, Retail Banking Center Manager, International Private Banking Manager and as a Credit Officer. While in these roles, Mrs. Garza appeared on national and local media programs providing education to consumers in Spanish and English on personal financial management.
After leaving the corporate world, Mrs. Garza established a consulting business through which she developed strategic business plans with entrepreneurs in medical, logistics, educational, software, food services, and construction industries, designed to achieve accelerated growth.
Arleen received her Bachelor’s in Business Administration in Finance.

Jacob Garza
Co-Founder
Prior to REEP Equity, Jacob was the founder of Property Automation Software, the #1 selling property management software program for small to mid-sized property management companies. The company had 21,000 customers in 9 countries and managed more than 3.9 million units. Jacob sold it as the sole shareholder in 2007.
Jacob is an avid runner, downhill skier, and open water diver. He’s an instrument-rated pilot and regularly flies his Cirrus SR22.

Tim Ellis
Vice President of Acquisitions, Asset Management, and Development
Tim Ellis, our Vice President of Acquisitions, Asset Management, and Development is responsible for investment flow and asset management. Tim earned his bachelor’s degree in Real Estate Finance and Development from the University of Texas at San Antonio (UTSA). He has experience conducting scrutinous analysis and proforma creation on a wide variety of real estate investments for private investors with years focused on Multifamily. Since graduation, Tim has mentored and provided guidance for UTSA Real Estate Finance and Development students in their capstone development projects.
His addition to the team is crucial as we continue to grow and expand our presence in the multifamily industry. Tim is a self-taught multi-instrumentalist and is always growing his record collection. His humorous personality makes conversation interesting and enjoyable.

Victoria Garza-Fraser
Acquisitions and Capital Events Manager
Victoria Garza-Fraser plays a pivotal role as REEP’s Acquisitions and Capital Events Manager. On the acquisition side she interfaces with brokers, lenders, and the operations team to acquire assets, procure debt, and maximize property values. Additionally, Victoria manages refinances, dispositions, and REEP’s underwriting team. She earned her BA in Psychology and Business from Southwestern University and a MSc in Psychology from the University College London (UCL). Her passion for multifamily started at the age of 16 when she began working at a multifamily property in leasing. Subsequently, she gained valuable experience in multifamily management while working for a large multifamily group based in Miami. During this time, she gained knowledge in resident relations, investor relations, and marketing.
Beyond her professional pursuits, Victoria is an avid skier, Pomeranian lover, and enjoys traveling with her husband. Her vibrant personality and diverse experiences contribute to the dynamic professional she is today, making her a driving force in the multifamily real estate industry.

Rebecca Treanor
Investor Relations Manager
Rebecca Treanor is our Investor Relations Manager and handles all aspects of assisting our investors through the stages of the investing process. Her passion for investing and helping people reach their investment goals was sparked during her year and a half of experience in venture capital and angel investing before joining REEP Equity.
Rebecca is a Trinity University graduate and earned her degree in Business Administration while playing collegiate golf. She is a single-digit handicap, current board member of the LPGA Amateur Golf Association of San Antonio (formerly the Executive Women’s Golf Association) and tries to get out to the golf course as much as possible.

Heather Perez
Transactions Manager
Heather Perez is our Transactions Manager, providing support in acquisitions, dispositions, and capital events to the REEP Equity Team. Heather received her bachelor’s degree in Business Administration from Sul Ross State University.
Prior to entering the multifamily industry, she had years of banking and administrative experience, and held a position with the State of Texas before relocating to San Antonio. Her attention to detail, exceptional organizational skills, and strong desire to learn makes her a valuable member of the REEP Team. She is a small business owner and social media influencer who promotes positivity and encouragement, while also spending time with her family.

Denise Morales
Asset Management Analyst
Denise Morales is the Asset Management Analyst, providing support with budget in capital expenditures, monitoring property projects and onsite inspections. Denise received her bachelor’s degree in Business Administration with a concentration in Management from Texas A&M International University.
Prior to joining equity Denise was a part of our accounting team in Reep Residential. Her experience in accounting and attention to detail make her a key contributor to the asset management team. She is a small business owner who enjoys crafting and is a life member of the San Antonio Stock Show and Rodeo.

Erica Anderson
Marketing Manager
Erica Anderson is a dynamic Marketing Manager at REEP, where she contributes to the execution of the overall marketing strategy for both REEP Equity and REEP Residential properties. With a Bachelor’s degree in Fashion Merchandising/Retail Marketing and a concentration in Advertising from Johnson & Wales University in Providence, RI, Erica is equipped with a strong background in marketing.
Prior to joining the multifamily industry, Erica gained marketing experience in diverse industries, ranging from small businesses and out-of-home advertising to technology companies. She brings her creativity, collective experience, and knowledge of marketing to contribute to REEP’s success.
When she’s not working, Erica enjoys practicing healing energy and chakras as a certified Reiki practitioner, indulging in thrifting at garage sales and estate sales, and listening to intriguing paranormal podcasts. Erica’s passion for marketing and design, coupled with her diverse interests, make her a valuable asset to the REEP team.

Vanessa Garza
Brand Engagement Specialist
Brand awareness is essential for a business to be successful, and she knows it. As REEP’s Brand Engagement Specialist, Vanessa’s goal is to improve the investor-company relation along with attracting and reaching new investors by showing the core values of REEP. Vanessa aids the firm’s marketing director in many ways; From researching tools for market expansion to maintaining constant communication with investors. From childhood to this day, she has been learning marketing strategies; helping in her parents’ printing company by being a creative and passionate graphic designer.
On her free time Vanessa likes to spend time with her family, cook new recipes, travel and play with her dog Mila.

Darren Burlin
Senior Analyst
Darren Burlin, REEP’s Senior Analyst, is responsible for evaluating the pipeline to onboard new acquisitions. Darren earned his BA in Real Estate and Finance Development from the University of Texas at San Antonio (UTSA). He initially joined REEP Equity as an intern assisting in asset management, conducting market research, due diligence, and underwriting. Upon graduation, he returned to REEP Equity as the Acquisitions Analyst to perform meticulous analysis of prospective properties.

Jack Garza
REEP Development
Jack Garza is responsible for all ground up development opportunities for REEP Development. Jack is completing his degree from The University of Texas at San Antonio’s Real Estate Finance and Development program. Prior to his current role, Jack worked with REEP in maintenance, leasing, and as Capital Projects Manager. In addition to this, he also spent time as a brokerage analyst intern with Jones Lang Lasalle in San Antonio learning about the many facets of the brokerage industry. In January 2022, Jack transferred from REEP Residential to REEP Equity and launched REEP’s first ground up development and is always evaluating additional opportunities.
When Jack is not scouting, designing, or managing REEP Development’s next deal, he enjoys spending time with his wife and exploring the world while making lasting memories with friends and family. His hobbies include snow skiing, wakeboarding/wake surfing, riding his motorcycle/dirt bike, running, weightlifting, video gaming, and studying design aspects of all asset types.

Keir Fitzsimmons
Director of Asset Management
Keir Fitzsimmons is our Director of Asset Management and is responsible for overseeing the current REEP portfolio. Keir earned his bachelor’s degree in business administration from California State University Fullerton and his MBA from Chapman University. He has more than 20 years of finance experience with 10 years of asset management experience with both owners and lenders. Keir has worked with many different property types including healthcare, office, hospitality and multifamily. In his spare time, he enjoys thrifting and traveling with his wife and three sons.

Yvonne Ramos
Graphic Designer
Yvonne Ramos is the talented creative designer at REEP Equity. With a degree in both Marketing from The University of Texas at San Antonio and Fine Arts from The Art Institute of San Antonio, Yvonne has found her passion in designing, allowing her to exercise her creativity on a daily basis. At REEP Equity, Yvonne thinks on her feet and trusts her instincts, but also values her team as a family who support each other. She enjoys the challenges that come with her work and constantly strives to learn and develop better solutions.
When Yvonne is not designing, she indulges in a variety of hobbies, including painting, traveling, playing sports, and volunteering at her family’s Mexican restaurant. Most importantly, she cherishes spending time with her beloved fur-child, Yoshi.

Nancy Schlee
Office Manager
Nancy Schlee is the life force of the office through her role as Office Manager at REEP Equity. With nearly a decade of experience in administrative and office management duties, combined with her natural ability to connect with people, and anticipate needs she has been an amazing addition to our team. Nancy is bilingual, has exceptional customer service, and an ability to multitask that should be considered a superpower. She loves the team dynamic and mission of the firm and is honored to have been entrusted with taking care of the office and Jacob and Arleen’s needs.
When Nancy isn’t managing the office, she enjoys spending time with her family, being a foodie and trying new restaurants, traveling, and loves cheering on her son in his extracurricular activities.

Daniel Pacora
Acquisitions Analyst
Daniel Pacora, Acquisitions Analyst, is responsible for helping analyze and evaluate potential assets to acquire. Daniel earned his bachelor’s degree in Real Estate Finance and Development from the University of Texas at San Antonio. Daniel’s passion for real estate developed through meeting and learning from industry leaders. As a first-generation student, he naturally gravitated towards a high energy industry of entrepreneurs.
At UTSA, Daniel was involved as a member of the Business Honors Program Advisory Board, and The Investment Society, as well as serving as the College of Business Senator. He graduated Magna Cum Laude with Honors and Distinction from both the Honors College and the Business Honors Program. Daniel enjoys traveling, weight training, and continuously learning about all things business and real estate.

Abigail Hernandez
Executive Director to Jacob Garza
Abigail collaborates directly with our founder Jacob Garza. As his Executive Director, she guides his day-to-day routine to ensure that he is utilizing his limited time in the most efficient way possible, and that information is readily available during essential points in the decision-making process. She works directly with Jacob on company initiatives, industry connections, implement strategic plans and business decisions to drive REEP’s continued growth.
Her passion for multifamily real estate investing launched in 2017 while she worked in multi family property management and acquisitions.
Abigail received her Bachelor of Science Degree in 2010 and her Executive MBA in 2018, both from UTSA. She brings a wealth of knowledge and expertise to REEP Equity that includes, but is not limited to organizational leadership, project management, and client relationship management.
Abigail is a philanthropist of nature and loves to give back to her community. In her free time, she enjoys traveling with her family, trail running, and attending live concerts.

Jamie Short
Director of Marketing
Jamie Short is our Director of Marketing. With over two decades of experience driving brand growth and customer engagement, she leads a dynamic team in developing and executing all aspects of marketing.
Jamie’s passion is building brand awareness and creating a positive customer experience through strategic thinking, and collaboration combined with a hands-on approach to meet the needs of both multifamily investors and residents served.
Before joining REEP Equity, Jamie held senior marketing roles at several companies within the tech and consulting, and finance industries.
Jamie earned her Bachelor’s degree in Corporate Communications/Public Relations and continuously pursues opportunities for professional development to stay ahead in the ever-evolving landscape of marketing.
Outside of work, Jamie enjoys spending time with her daughter and two dogs, playing golf, antique shopping, and volunteering with local community organizations.
