REEP (Real Estate Equity Partners) was founded in 2012 by principals Jacob and Arleen Garza. Our firm is focused on acquiring under-performing, income-producing, multifamily investment opportunities in Texas.
Headquartered in San Antonio, Texas, REEP Equity is vertically integrated with our sister company REEP Residential. Together we focus on the multifamily sector and pledge incomparable commitment and service to both our residents and our investors.
Since 2012 REEP Equity has bought, sold, and managed over 4,738 units, taking 9 properties full cycle. The current portfolio of nineteen properties totals 3,353 units, worth over $466M.

Principal and Co-Founder
As a Principal and Co-founder of REEP Equity, Arleen serves as the primary decision maker on acquisitions and company growth strategy.
REEP is vertically integrated with our own in-house management company.
REEP Residential started in 2017 with the goal of further improving the REEP property strategy through the benefits of vertical integration. Our Vertical Integration extends well beyond just managing a property. Our management team is involved every step of the way. Beginning prior to even being under contract and throughout the time we own the property, we work together through every step of the business plan. Through this strategy, we are able to quickly execute the business plan and improve the property for our investors and our tenants from day one.

Background and Experience
Prior to establishing the real estate business, Mrs. Garza served in various key roles in the financial services industry, achieving the title of Senior Vice President. She served as National Hispanic Marketing Manager, Retail Banking Center Manager, International Private Banking Manager and as a Credit Officer. While in these roles, Mrs. Garza appeared on national and local media programs providing education to consumers in Spanish and English on personal financial management.
After leaving the corporate world, Mrs. Garza established a consulting business through which she developed strategic business plans with entrepreneurs in medical, logistics, educational, software, food services, and construction industries, designed to achieve accelerated growth.
Arleen received her Bachelor’s in Business Administration in Finance.

Principal and Co-Founder
Prior to REEP Equity, Jacob was the founder of Property Automation Software, the #1 selling property management software program for small to mid-sized property management companies. The company had 21,000 customers in 9 countries and managed more than 3.9 million units. Jacob sold it as the sole shareholder in 2007.
Jacob is an avid runner, downhill skier, and open water diver. He’s an instrument-rated pilot and regularly flies his Cirrus SR22.
Vice President of Acquisitions, Asset Management, and Development
Tim Ellis, our Vice President of Acquisitions, Asset Management, and Development is responsible for investment flow and asset management. Tim earned his bachelor’s degree in Real Estate Finance and Development from the University of Texas at San Antonio (UTSA). He has experience conducting scrutinous analysis and proforma creation on a wide variety of real estate investments for private investors with years focused on Multifamily. Since graduation, Tim has mentored and provided guidance for UTSA Real Estate Finance and Development students in their capstone development projects.
His addition to the team is crucial as we continue to grow and expand our presence in the multifamily industry. Tim is a self-taught multi-instrumentalist and is always growing his record collection. His humorous personality makes conversation interesting and enjoyable.
Manager, Acquisitions and Asset Management
Victoria Garza-Fraser is REEP’s Acquisitions and Asset Management Manager, interfacing with brokers, lenders, and the operations team to continue to acquire assets, procure debt and maximize property values. She earned her BA in Psychology and Business from Southwestern University and a MSc in Psychology from University College London (UCL). Her passion for multifamily started at the age of 16, when she began working at a multifamily property in leasing. She gained additional experience in multifamily management when she worked with a large multifamily group based in Miami. There she gained knowledge in marketing, investor relations, and resident relations. She is an avid skier, a Pomeranian lover, and enjoys traveling with her husband.
Investor Relations Manager
Rebecca Treanor is our Investor Relations Manager and handles all aspects of assisting our investors through the stages of the investing process. Her passion for investing and helping people reach their investment goals was sparked during her year and a half of experience in venture capital and angel investing before joining REEP Equity.
Rebecca is a Trinity University graduate and earned her degree in Business Administration while playing collegiate golf. She is a single-digit handicap, current board member of the LPGA Amateur Golf Association of San Antonio (formerly the Executive Women’s Golf Association) and tries to get out to the golf course as much as possible.
Heather Perez is our Transactions Coordinator, providing support in acquisitions, dispositions, and capital events to the REEP Equity Team. Heather received her bachelor’s degree in Business Administration from Sul Ross State University.
Prior to entering the multifamily industry, she had years of banking and administrative experience, and held a position with the State of Texas before relocating to San Antonio. Her attention to detail, exceptional organizational skills, and strong desire to learn makes her a valuable member of the REEP Team. She is a small business owner and social media influencer who promotes positivity and encouragement, while also spending time with her family.
Asset Management Analyst
Denise Morales is the Asset Management Analyst, providing support with budget in capital expenditures, monitoring property projects and onsite inspections. Denise received her bachelor’s degree in Business Administration with a concentration in Management from Texas A&M International University.
Prior to joining equity Denise was a part of our accounting team in Reep Residential. Her experience in accounting and attention to detail make her a key contributor to the asset management team. She is a small business owner who enjoys crafting and is a life member of the San Antonio Stock Show and Rodeo.
Digital Marketing and Design Coordinator
Erica Anderson is REEP’s Digital Marketing and Design Coordinator, providing support to execute the overall marketing strategy for REEP Equity as well as REEP Residential properties. Erica received her BS in Fashion Merchandising/Retail Marketing with a concentration in Advertising at Johnson & Wales University in Providence, RI in 2015.
Before entering the multifamily industry, she gained marketing experience working in various industries, from small businesses and out-of-home advertising to a technology company. She brings her creativity, collective experience, and knowledge of marketing to contribute to REEP’s success.
She enjoys working with healing energy and chakras as a certified Reiki practitioner, thrifting at garage sales and estate sales, and listening to paranormal podcasts.
Brand awareness is essential for a business to be successful, and she knows it. As REEP’s marketing coordinator, Vanessa’s goal is to improve the investor-company relation along with attracting and reaching new investors by showing the core values of REEP. Vanessa aids the firm’s marketing director in many ways; From researching tools for market expansion to maintaining constant communication with investors. From childhood to this day, she has been learning marketing strategies; helping in her parents’ printing company by being a creative and passionate graphic designer.
On her free time Vanessa likes to spend time with her family, cook new recipes, travel and play with her dog Mila.
Investor Relations Coordinator
Amanda serves as REEP’s Executive Assistant; primarily providing support to Jacob and Arleen Garza. Her years of experience have proven valuable to the REEP Equity team. Amanda started working in administrative support and electronic publishing at Oregon Health Sciences University. She then traveled the country for 15 years working in industrial construction before settling in San Antonio. Since then, Amanda has worked in IT, accounting, and marketing. She has experience supporting c-suite executives in education, finance, technology and the restaurant sector. Amanda has certifications in Six-Sigma, Lean, and ITIL in addition to an Electronic Publishing certification from the University of Oregon. She is currently working towards earning a degree in Business Administration.
Amanda is the mother to two boys and a girl and grandmother to two boys and a girl. She has been active as a church, volleyball, and scouting volunteer. She now spends her spare time playing with her grandchildren, dog Tormund, and working on DIY projects.
Darren Burlin, REEP’s Acquisitions Analyst, is responsible for evaluating the pipeline to onboard new acquisitions and underwriting opportunities. Darren earned his BA in Real Estate and Finance Development from the University of Texas at San Antonio (UTSA). He initially joined REEP Equity as an intern assisting in asset management, conducting market research, due diligence, and underwriting. Upon graduation, he returned to REEP Equity as the Acquisitions Analyst to perform meticulous analysis of prospective properties.
Jack Garza is responsible for all ground up development opportunities for REEP Development. Jack is completing his degree from The University of Texas at San Antonio’s Real Estate Finance and Development program. Prior to his current role, Jack worked with REEP in maintenance, leasing, and as Capital Projects Manager. In addition to this, he also spent time as a brokerage analyst intern with Jones Lang Lasalle in San Antonio learning about the many facets of the brokerage industry. In January 2022, Jack transferred from REEP Residential to REEP Equity and launched REEP’s first ground up development and is always evaluating additional opportunities.
When Jack is not scouting, designing, or managing REEP Development’s next deal, he enjoys spending time with his wife and exploring the world while making lasting memories with friends and family. His hobbies include snow skiing, wakeboarding/wake surfing, riding his motorcycle/dirt bike, running, weightlifting, video gaming, and studying design aspects of all asset types.
Director of Marketing
Christy Miller is REEP’s Director of Marketing, overseeing all marketing and branding initiatives for REEP Equity, REEP Residential, and the REEP Portfolio of properties. She earned her BBA in Marketing and Business Communications from Baylor University.
Her marketing background is extensive with years of experience leading Marketing teams, across multiple locations and in various industries. This diverse background across multiple marketing disciplines makes her a unique fit for the diverse needs of managing Equity, Residential, and property specific marketing.
In her personal time, Christy enjoys traveling, spending time with her large family, and spoiling her dogs. She also enjoys using her creativity to find unique ways to decorate their home inside and out.
Executive Director to Jacob Garza
Elizabeth started in the multifamily business in 2010 as a leasing consultant in Dallas. Since then she has enjoyed a successful career in all areas including operations, new business development, strategic planning, development, and much more. She received her master’s and undergraduate degrees from Southern Methodist University in Dallas, Texas.
In her new role as Executive Director to Jacob Garza, Elizabeth will collaborate with Jacob on company initiatives, and industry connections and most of all help implement strategic plans and business decisions to drive REEP’s continued growth.
