Arleen Garza, Co-Founder of REEP Equity/REEP Residential, has been named the 2025 NAA Excellence Award Winner in the Independent Rental Owner of the Year category. Arleen Garza’s career has been defined by an unwavering commitment to excellence. As the founder of REEP Equity/REEP Residential, she oversees a portfolio of more than 4,260 units across Texas. Under her leadership, REEP has set a benchmark for transforming properties and enhancing the lives of residents. Through a $72 million investment in property upgrades, the team has elevated countless living spaces with modern interiors, improved amenities, and revitalized community areas. 

Beyond operational success, Arleen’s vision prioritizes resident well-being. At a San Antonio property, her team reopened a pool that had been closed for years, repaired roofs, and improved safety measures. Within months, residents expressed heartfelt gratitude for the changes, showcasing the profound impact of REEP’s resident-focused approach. By combining operational efficiency and a passion for community, Arleen is setting a new standard for what it means to be an independent rental owner. 

A Champion of Advocacy and Education 

Arleen’s leadership extends far beyond her business endeavors. Her active involvement with the San Antonio Apartment Association (SAAA) underscores her dedication to the growth and betterment of the multifamily housing industry. Currently in her third term on the SAAA Board of Directors, she has spearheaded initiatives that emphasize education, advocacy, and community building. 

During her tenure, Arleen chaired the Outreach Committee, forming partnerships with local high schools, vocational schools, and community organizations to promote rewarding careers in the apartment industry. She also played vital roles on committees for investment, budgeting, independent rental ownership, and government affairs. Her current projects include developing a multifamily degree program in collaboration with colleges and revamping the SAAA career center to support the next generation of housing professionals. This multifaceted approach to leadership reflects her passion for fostering a sustainable future for the industry. 

Arleen’s advocacy efforts extend to tackling key challenges such as housing affordability and legislative issues. Through her involvement with the Texas Apartment Association (TAA) and NAA, she has worked to address complex industry-wide problems, ensuring that housing providers and residents alike have access to solutions that drive progress. 

A Force for Good in the San Antonio Community 

Arleen’s contributions are as profound locally as they are within the industry. Her philanthropic spirit is evident in her support for impactful community initiatives. One notable example is her partnership with the THRU Project, a nonprofit that helps young adults aging out of foster care transition to independent living. REEP not only provides apartments for these youth but also encourages team members to serve as mentors, offering guidance and essential resources. This initiative embodies Arleen’s commitment to investing in the future of San Antonio’s most vulnerable residents. 

Additionally, REEP has championed various community-driven efforts under Arleen’s leadership. These include back-to-school “Stuff the Bus” drives, teacher appreciation events, and senior center volunteer activities. Through the Hometown Heroes program, they offer rent discounts to teachers, first responders, and military personnel, demonstrating gratitude to those who serve the community. Seasonal gatherings and resident events further strengthen the bonds among neighbors, reinforcing REEP’s mission to build thriving, inclusive communities.

SAAA has named them Independent Rental Owners of the Year three times (2013, 2014, and 2024). REEP’s properties and workplace culture have earned accolades, including multiple Top Places to Work honors from the San Antonio Express-News and a Top Employer award from the NAA in 2023.
