But the Day 1 Difference doesn’t end there. On average, we allocate an impressive budget of $1.2M for a comprehensive series of improvements. Even before officially taking ownership of the property, our capital projects teams meticulously plan every detail, securing top-tier contractors for both exterior and interior renovations. 

We go beyond simply slapping a fresh coat of paint on the walls. Instead, we strategically identify areas that can be improved based on the specific needs and preferences of renters in that submarket. This approach ensures that we deliver the level of improvement that truly enhances the property. 

A look at 51Ten Townhome Transformation

51TEN Townhomes offers one-bedroom, two-story loft-style townhomes in the Willowbrook/Champions submarket of Houston. The units boast vaulted ceilings, wood beams, private patios, and Washer/Dryer Connections. Since it’s acquisition in June 2022, the community has undergone a complete upgrade, including new lights, fixtures, flooring, appliances, counters, cabinets, and fresh paint.
